Oak Ridge Home Improvement and Renovation

Oak Ridge grew quickly during the Manhattan Project, and many of the city's earliest houses date to the 1940s. Updating them takes a different approach than a newer home, and we are comfortable with both.

Why older Oak Ridge homes are their own category

Oak Ridge is a city in Anderson County, with part of it reaching into Roane County, and it was built quickly during the Manhattan Project. Many of the city's earliest houses date to the 1940s and were designed to go up fast and house a lot of people. Plenty of those homes are still standing and lived in, often after several rounds of changes by previous owners.

That history usually shows up in a few ways:

  • Compact rooms. Kitchens and bathrooms tend to be small by current standards, and closets can be scarce.
  • Past patchwork. Over decades, owners added rooms, enclosed porches and covered old surfaces with new ones. What you see may not be what is underneath.
  • Older wall and paint layers. In a house built before 1978, there may be lead-based paint under newer coats. Lead-safe work practices apply when those surfaces are disturbed.
  • Uneven floors. Settling over many years can leave floors out of level, which affects new tile and long runs of plank flooring.

None of this makes an older house a bad candidate for improvement. It just means the estimate should be thorough and the plan should leave room for what turns up once walls and floors are opened.

Making a small house live larger

The most common goal we hear in older Oak Ridge homes is more usable space without adding square footage. Some approaches that tend to work:

Rethinking the kitchen

A compact kitchen can gain a lot from cabinets that run to the ceiling, a smarter appliance layout and better lighting. If a wall separates the kitchen from the dining area, opening it can change how the whole house feels. Whether that wall carries load decides how much work it takes. Our remodeling services cover cabinetry installation, counters, tile and the carpentry around them.

Finishing surfaces properly

After walls come down or old paneling comes off, the surfaces left behind need real attention. Hanging, taping and finishing new drywall so it blends with what remains is skilled work, and it is the difference between a remodel that looks finished and one that looks patched. Our drywall team handles new installation, repairs and texture matching.

Floors that pull rooms together

Older homes often have a different floor in every room. Running a single material through connected spaces, after leveling the subfloor where needed, makes small rooms read as one larger area. See our flooring installation options.

Newer Oak Ridge homes, too

Not every house in Oak Ridge is from the early years. The city has grown in stages, and newer homes bring the usual requests: replacing builder carpet, adding trim, painting, finishing basements and building decks or fences. We are happy to talk through those as well.

Permits and the City of Oak Ridge

Because Oak Ridge is incorporated, the City of Oak Ridge has its own codes office, and permits and inspections for homes inside city limits go through it rather than through Anderson County. Cosmetic work like paint and flooring usually needs no permit; structural changes, additions and decks typically do. Part of every estimate is a plain answer on paperwork: whether a permit applies and whether a licensed electrician or plumber needs to be involved.

The drive over from Heiskell

Our office is in Heiskell, near the Anderson County line, so Oak Ridge is a natural part of our service area. We also work elsewhere in Anderson County and in nearby Knox County communities such as Heiskell. To get started, request a free in-person estimate; bringing a list of what bothers you most about the house is a good first step.

Questions From Oak Ridge Homeowners

My Oak Ridge house was built in the 1940s. Is there anything special about painting or demolition?

Yes. Homes built before 1978 may contain lead-based paint, and federal rules govern how painted surfaces in those homes are disturbed during renovation. We take that into account when planning sanding, scraping and demolition, and we explain what it means for your project during the estimate.

Which office handles permits for work inside Oak Ridge city limits?

Oak Ridge is an incorporated city with its own codes office, so permits and inspections for properties inside the city go through the City of Oak Ridge rather than the county. We tell you upfront whether your project needs one.

Can a small, older kitchen be made to feel bigger without an addition?

Often. Opening a non-structural wall, choosing lighter cabinets and counters, running cabinets to the ceiling for storage and improving lighting all make a compact kitchen feel larger. If the wall you want removed is load-bearing, that is still possible but requires a properly sized beam and more planning.
