Town of Farragut, west Knox County

Farragut Home Improvement and Remodeling

Farragut is its own incorporated town, with its own codes department and plenty of neighborhood associations. We help you sort out the approvals, then handle the carpentry, paint, floors and remodeling.

Approvals come first in Farragut

The Town of Farragut is incorporated, so building permits and inspections here go through the town's own codes department rather than Knox County. On top of that, many Farragut homes sit in neighborhoods with homeowners associations that review exterior changes. Getting the order right can save you weeks.

  1. Check your HOA covenants. Fences, decks, pergolas, exterior paint colors and even some window changes often need architectural approval. Look for height limits, required materials and setback rules.
  2. Submit the HOA application. Most committees want a sketch, materials and colors. We can supply the drawings and product details from your estimate.
  3. Confirm town permit needs. Decks, additions and structural changes typically need a permit from the Town of Farragut. Cosmetic work usually does not. We explain upfront what your project needs, including whether it requires a permit or a specialty trade.
  4. Schedule the work. Once approvals are in hand, one team carries the project from start to finish.

What Farragut homeowners usually call about

Kitchens that work but look tired

Many kitchens here have good bones: solid cabinets, a sensible layout, room for an island. What changes is taste. Painting or refinishing cabinets, swapping hardware and updating the backsplash can transform the room without a full gut. When the layout itself is the problem, our kitchen and bath remodeling team handles the bigger version.

Rooms that need more detail

Larger homes with tall ceilings can feel empty without trim. Crown molding, wainscoting, a coffered ceiling or a built-in around the fireplace adds shadow lines and makes a room feel finished. This is carpentry work we enjoy, and it pairs naturally with fresh paint. Our painting crew can follow right behind the trim.

Outdoor projects that need sign-off

Fences and decks are where HOA rules bite hardest. A fence style that is fine in one neighborhood may be prohibited a mile away. We build within those limits, whether that means a specific picket height or a stain color from an approved list. Read more about our fence installation and deck building.

Floors throughout the main level

Replacing carpet on the main floor with hardwood or luxury vinyl plank is a common request, especially in homes with an open plan where one continuous floor ties the rooms together. Moving furniture, removing old flooring and dealing with transitions at the stairs and tile are all part of the job.

Primary bathrooms

A primary bath with a large garden tub that nobody uses is a familiar sight. Many homeowners would rather have a roomy walk-in shower with a bench, a double vanity with more drawer space and tile that is easy to clean. Removing a built-in tub frees up floor area but involves plumbing changes, so we explain early whether a licensed plumber will be part of the job and how that affects the schedule and the quote.

Keeping a household running during the work

Most of our Farragut projects happen while people are living in the home. We talk through which rooms will be off-limits, where materials will be staged, and how dust will be contained before work begins. If your kitchen will be out of service, we suggest setting up a temporary coffee and microwave station somewhere else in the house.

Neighboring areas

Farragut borders Concord, and we also work regularly in Hardin Valley and throughout Knox County. Have a project in mind? Send us a message with a few details and photos, or schedule a free estimate.

Questions From Farragut Homeowners

Do I need HOA approval and a town permit for the same project?

Sometimes both. Your homeowners association reviews how a fence, deck or exterior change looks, while the Town of Farragut handles building permits and codes. They are separate approvals with separate timelines. We tell you which ones your project is likely to need and can provide drawings and material details for your HOA application.

Is refinishing my cabinets worth it, or should I replace them?

If the cabinet boxes are solid and the layout works for you, refinishing or painting them is a practical way to change the look of a kitchen. If doors are warped, boxes are water-damaged or you want a different layout, replacement makes more sense. We look at the cabinets in person and give you an honest read.

Can you add crown molding or wainscoting to a room that has none?

Yes. Adding trim is one of the more affordable ways to give a plain room more character. We check that walls and ceilings are reasonably straight, because older drywall that has shifted can show gaps along a new molding line, and we caulk and paint so it looks built in.

My deck is old but the frame seems fine. Do I need a whole new deck?

Not always. If the joists, beams and posts are sound, replacing the decking boards and railings can give you a deck that looks new for less than a full rebuild. We probe the framing during the estimate and explain what we find.
